Subdivision
A subdivision divides one piece of land into lots for sale or development, approved through plats showing the new lots and streets.
Also called land subdivision or tract.
What it tells you
A subdivision tells you how many lots are coming, where the streets go, and who the developer is. For homebuilders, utilities, and site contractors, the preliminary plat is often the moment to reach out.
How it moves through a city or county
- The developer often starts with a concept or sketch plan.
- A preliminary plat shows the lots, streets, and utilities and goes to the planning commission.
- Engineering plans follow, and the developer builds the streets and utilities or posts a bond.
- A final plat is approved and recorded with the county, and lots can be sold.
Small splits often follow a shorter review. California uses tentative and final maps instead of plats, and some places let staff approve final plats.

Common questions
- What is the difference between a subdivision and a plat?
- A subdivision is the process of dividing land and the set of lots it creates. The plat is the map that shows those lots and gets approved and recorded.
- Do all subdivisions go to the planning commission?
- Not all subdivisions go to the planning commission. Small splits and some final plats are approved by staff, while larger subdivisions usually go to the commission, and in some places the council.
