## What it is

A plat is drawn by a surveyor and shows lot lines, dimensions, streets, easements, and land set aside for public use. Once approved and recorded, it becomes the legal description of each lot.

## What it tells you

A plat on an agenda means land is being cut into lots for sale or building. It often names the subdivision, the number of lots, the acres, and the owner or engineer.

## How it moves through a city or county

1. A surveyor and engineer prepare the plat for the owner.
2. Staff and utility providers review it against the subdivision rules.
3. A preliminary plat is approved, then a final plat.
4. The approved final plat is signed and recorded with the county.

Some places skip the preliminary step for small plats, and California uses tentative and final maps. A replat changes lots that are already recorded.

Rules vary by state, county, and city. These pages describe common practice, not legal advice.

## Common questions

### Where can I find a recorded plat?

Recorded plats are kept by the county recorder or clerk, and many counties post them online. Plats still under review appear in planning commission and council agendas.

### What is a replat?

A replat changes a plat that is already recorded, for example to combine lots, move a lot line, or add lots. It usually follows a shorter version of the original review.
