# Lot split

A lot split divides one lot into a small number of new lots, usually through a shorter review than a full subdivision. Also called minor subdivision, minor plat, parcel map, or land division.

## What it is

A lot split creates a few lots from one, such as dividing a large residential lot or carving a pad site from a shopping center. Most codes cap how many lots qualify.

## What it tells you

A lot split on a commercial site often means a pad is being sold or built, like a restaurant or bank on an outparcel. In neighborhoods it signals infill: one or two new homes.

## How it moves through a city or county

1. The owner submits a survey showing the new lot lines.
2. Staff check lot size, frontage, and access against the zoning.
3. Staff or the planning commission approves it, often without a hearing.
4. The new lots are recorded with the county.

The cap on lots differs by place, often two to four. California handles splits of four or fewer lots with a parcel map.

Rules vary by state, county, and city. These pages describe common practice, not legal advice.

## Common questions

### How many lots can a lot split create?

How many lots a lot split can create depends on the local code; many cap it at two to four. Anything larger goes through a full subdivision with a preliminary and final plat.

### Is a lot line adjustment the same as a lot split?

No, a lot line adjustment moves the line between existing lots without creating a new one. A lot split creates at least one new lot.
